  • CLEAR AND UNCLOG ALL CONDENSATE DRAIN PIPING EACH OCCURENCE

  • ANNUAL COIL CLEANING FOR INCREASED EFFICIENCY AND PROPER OPERATION

GENERAL INSPECTION

  • Check for vibrations inconsistent with proper operation.
  • Check for worn or failed parts.
  • Check mountings and mounting bolts.
  • Check fans, shafts and drives.
  • Check for steam or water leaks where appropriate.
  • Check all safety controls.
  • Check refrigerant charge. (It is not our policy to attach gauges to refrigeration circuits each inspection unless our observations and other collected data indicate a possible problem. Attaching gauges to a refrigeration circuit increases the likelihood of refrigerant loss due to check port valve failure.)
  • Check for proper electrical operations.
  • Check condition of evaporator pans and drains.
  • Check fan sheaves, fan wheels and setscrews on motors.
  • Check all belts and pulleys for wear, tension and alignment.
  • Inspect and amp all motors.
  • Lubricate all motors, damper linkages and or bearings based on manufacturer's recommendations.
  • Check condition of condenser and evaporator coils.
  • Check minimum outside air damper settings.

COMPRESSORS

  • Check amperage.
  • Check crankcase heaters.
  • Check oil level.
  • Check refrigerant charge. (Use gauges only as needed)
  • Check pressure and safety controls.
  • Check operation of loading and unloading valves.
  • Check operation of intake and discharge valves.

ELECTRICAL COMPONENTS

  • Check and clean electrical contactors, connections and fuses.
  • Tighten electrical connections when appropriate.
  • Check timers for proper operation.
  • Check capacitors.

REFRIGERATION CIRCUITS

  • Check suction and liquid line filters.
  • Check sight glasses.
  • Check expansion valves or metering devices.
  • Provide and maintain refrigerant, total mass, loss and recharge data.

FANS AND POWERED VENTILATORS

  • Check all belt drives for adjustment, belt tension and wear
  • Check tightness of set screws on motor and fan sheaves and fan wheel
  • Check all bearing mountings for tightness
  • Clean fans, shafts and drives of excessive grease and dirt
  • Oil and grease all motor and fan bearings, as required
